The Delhi-Alwar RRTS (Regional Rapid Transit System), branded as Namo Bharat, is the single biggest infrastructure catalyst for Dharuhera real estate. Here is everything you need to know about this transformative project and what it means for property prices.

What is the Delhi-Alwar RRTS?

The RRTS is a 164 km high-speed rail corridor connecting Delhi's Sarai Kale Khan to Alwar in Rajasthan, passing through Gurugram, Manesar, Dharuhera, and Rewari. With maximum speeds of 160-180 km/h and an average speed of approximately 105 km/h, this is not a metro — it is a rapid transit system designed for inter-city commuting.

The project is being implemented by NCRTC (National Capital Region Transport Corporation) at an estimated cost of Rs 35,000-37,000 crore. Phase 1, covering approximately 105 km from Sarai Kale Khan to Bawal with 16 stations, has been approved for construction in one go.

Dharuhera Station: Confirmed in Phase 1

Dharuhera is the 13th station on the main line, and it is confirmed in Phase 1. The station will be an elevated station type, positioned directly along the Delhi-Jaipur corridor.

The 182-Acre Maintenance Depot

Dharuhera will also house the main maintenance depot for the entire corridor, located off the Delhi-Jaipur Expressway. At 182 acres, this is a massive infrastructure installation that ensures Dharuhera remains permanently important to the RRTS network. A second depot will be built at Alwar for later phases.

What This Means for Property Prices

The Delhi-Meerut RRTS (now fully operational since February 2026) provides the closest precedent. Properties along that corridor saw 35-40% appreciation within 2 km of RRTS stations over two years.

Dharuhera prices have already moved significantly — from Rs 20,000 per sq.yd in 2019 to Rs 65,000-70,000 in 2025. This 250% jump partly reflects RRTS anticipation. However, construction commencement in August 2026 will provide a fresh catalyst. Historically in Indian real estate, the two biggest price bumps occur at construction start (visibility of progress) and six months before operational launch.

Properties within 2 km of the planned Dharuhera RRTS station are expected to see the most benefit. The station's exact location along with the 182-acre depot means a significant area will benefit from proximity.

The RRTS will connect with:

Risk Factors

The project was originally planned for completion by 2026 — it is now pushed to 2031. Land acquisition (December 2025 to November 2027) is the biggest risk factor. Infrastructure projects in India typically see 20-40% cost overruns and timeline extensions.

Even after the 2031 launch, only the Sarai Kale Khan to Bawal section will be operational. The full Alwar extension could take until 2035-2036.

Despite these risks, pre-construction activities have commenced, the general consultant tender has been issued, and the government has committed Rs 35,000+ crore. The Delhi-Meerut corridor's success provides political motivation to deliver.
